About Design Build Service

Architecture and building
delivered as one conversation.

Design Build Service exists because the traditional model — architect designs, contractors build, owners wait for surprises — produces worse buildings and worse experiences. We deliver integrated design-build projects in Colorado mountain terrain where the architect stays on site, stays involved, and takes responsibility for the outcome.

Mission

Design and build
residential architecture
as one firm.

Design Build Service handles concept, scope, design, fabrication, and field execution under one roof, with clear communication throughout.

Good architecture requires decisions to be made in real time, on site, with the architect present. The traditional split — architect designing from an office, contractor building in the field, client waiting for completion — creates friction, cost overruns, and buildings that don't match the original intent.

Design-build changes that. One team. One accountability structure. The architect on site. Design decisions made in real time, with full understanding of site conditions and budget reality. The result is better buildings, better timelines, and clients who trust the process.

Why Design-Build Works

The single biggest
improvement in residential construction.

The separation of design from execution creates a fundamental problem.

Traditional model (Architect ↔ Contractor ↔ Owner)

Architect designs without full site knowledge. Contractor builds without design intent. Owner waits and hopes. When site conditions change or budget tightens, the decisions are made without the architect's input. The building suffers.

Design-build model (One firm, one accountability)

Design and execution are integrated. The architect is on site. Design decisions are made in real time, with full understanding of actual conditions. Budget reality is known from day one. The result is a building that matches the intent and the vision.

Core Commitments

What guides our
design and build.

Four non-negotiables in every project.

Site-Specific Design
Every project is designed for its specific terrain, climate, and place. No cookie-cutter solutions. The building responds to where it is.
Material Integrity
Honest materials, specified for performance and longevity. The structure ages well. Details are resolved so they last.
Architect on Site
The architect is present during fabrication and installation. Design decisions are made in real time with full understanding of actual conditions.
Residential Scale Done Seriously
Residential projects are taken with the same care and intentionality as larger architectural work. Detail matters. Proportions matter. Small spaces deserve good design.
Who's Behind It

Thomas Hoffmann
Principal & Architect

Design Build Service is led by Thomas Hoffmann, an architect and systems thinker with twenty years of experience in design and construction.

Thomas brings expertise in environmental design, systems thinking, and integrated project delivery. His conviction is that architecture should be built as one conversation, not a series of handoffs. He's practiced residential design and construction in Colorado mountain terrain for fifteen years.

He operates Design Build Service alongside a portfolio of eight ventures, including a brand design studio, a manufacturing company, and others. That portfolio experience gives him deep understanding of how to integrate design decisions with operational and financial reality.

Collaborators & Build Partners

Design Build Service works with specialized fabricators, installers, and trade partners who understand design intent and commitment to quality. Every collaborator is chosen for craftsmanship and willingness to problem-solve on site.

Colorado Mountain Terrain

Design that responds
to where it sits.

Design Build Service specializes in residential projects in challenging Colorado terrain.

Mountain building requires specific expertise. Steep slopes. Rocky terrain. High altitude climate. Snow loads. Limited access. These constraints force better design thinking.

Thomas has designed and built residential projects in these conditions for two decades. He understands how to work *with* the terrain, not against it. How to create structures that fit their place. How to solve the specific problems that mountain properties present.

That expertise is what Design Build Service brings to every project — understanding of site-specific design, Colorado-specific building practice, and the integration of design and execution that produces buildings worth living in for decades.

How We Work

From brief to
move-in day.

A transparent workflow where every stage has defined outputs and clear communication checkpoints.

Phase 01
Scope
Define goals, site constraints, budget envelope, and timeline. Lock scope before design begins. Clear parameters enable better design.
Phase 02
Design
Resolve all details, materials, and construction documentation. Site-specific approach. Weekly approval cycles. Design integrity maintained throughout.
Phase 03
Build
Fabricate and install with architect on site. Real-time decisions. Weekly progress communication. Documented QA checkpoints. Design intent protected.
Phase 04
Closeout
Final files, operation documentation, warranty notes, future improvement backlog. A complete handoff with clear understanding of the building.
